Catalyst Capital, affiliated with local real estate investor Tyler Cauble, has acquired 4013 Travis Drive. Built in 1969, the approximately 12,000 square foot office building is currently undergoing extensive renovations.
“We’re bringing new life to 4013 Travis,” says Cauble. “Renovations are underway, including exterior paint, updated landscaping, and all new common areas within the property.”
4013 Travis will offer a wide range of office opportunities ranging from 300 square foot executive suites to 6,035 square feet of customizable office space. The building is being converted into a creative office space as an alternative from the popular co-working concept that has taken over the country. The façade was once fitted with a brick exterior but is being painted to a sleek white front with darker trim. Interior renovations include fresh paint on walls and trim, new flooring, upgraded common areas and modern light fixtures. Both common area restrooms and kitchen will be completely renovated with upgraded appliances and fixtures.
4013 Travis Drive is walking distance to Tri-Star Medical Center and Plaza Mariachi. The location is prime for office users as it is roughly ten minutes from downtown Nashville and the Nashville International Airport via I-65 and I-24.
“Nashville is lacking in affordable, yet high-quality office accommodations,” Cauble continues. “We have a unique opportunity to provide exactly what Nashville’s small business owners need.”
East Nashville commercial real estate company The Cauble Group will handle the leasing. Parasol Property Management will be the manager.
