Commercial real estate in Nashville has seen a massive expansion of value during this economic growth cycle. Office rents have risen a cumulative 45% in metro Nashville since 2010, and while the city leads the country in office construction, vacancies remain below 6% (far below the 20-year average of 9.8%).
The average sale price per square foot has nearly doubled since 2010 - from ~$120 per square foot to ~$220 per square foot. While this increase in price has benefited real estate owners and investors, small businesses are finding it increasingly more difficult to lease affordable office space in Nashville.
